Buying Property in Valladolid Yucatan, Frequently Asked QuestionsBuying Property in Valladolid Yucatan, Frequently Asked Questions

As a Real Estate Agency working with foreigners in Valladolid, Yucatan, we often have to answer our clients' questions about moving to Mexico, purchasing property in Mexico, and immigration matters.

We decided to write this post to share some of the most frequently asked questions, knowing that many other foreigners are looking for a home in the Yucatan.

Do I have to get a visa to live in Mexico?

Well, it depends on how long you are planning to stay. Many foreigners purchase a home in Valladolid but spend long periods back home. These “snowbirds” can stay for as long as 180 days (6 months) on a tourist visa and then either go back home or leave the country and re-enter to get another tourist visa for another 180 days.

If you are planning to live permanently in Mexico, then you need to get a Temporary resident visa or Permanent resident visa card. If you are planning to get a visa, it is essential to contact your local Mexican consulate or embassy before moving.

Can I own property in Mexico?

Yes, owning property in Mexico is an option for foreigners! Buying property in Valladolid is even easier, as you do not need a Fideicomiso or Mexican Corporation to buy Real Estate. As a foreigner buying, you only need to file a permit with the External Affairs Department (Secretaria de Relaciones Exteriores).

What are the advantages of living in Valladolid Yucatan?

There are many advantages to choosing a small town like Valladolid: the low cost of living, the safety, and its close distance to both the Riviera Maya, Cancun, and Merida. It is a quiet little town, but it has many services available: shops, hospitals, movie theaters, etc.

Valladolid is ideal for those looking for a quiet haven to call home but close enough to drive to the beach or go for a night in the city. The expat community has been growing steadily, as have the options for entertainment and fine dining.

Another cool thing about Valladolid is that you can get on a direct flight to Cancun from almost any major city in North America and Europe. Driving in the Yucatan is safe, and you can take taxis, buses, or Uber to almost any destination you want.

Is Valladolid Yucatan safe to live?

Yucatan is the second safest state in Mexico, and some analyses compare its safety level to that of developed countries. While citizens in many parts of Mexico feel high insecurity, Yucatan remains a safe place where common sense is enough to keep you away from trouble.

Valladolid is a gem, where people still leave their doors open during the day and walk around the city at night without fear. When we arrived in town, we lived on one of the busiest streets and left our car unlocked for six months due to a broken central locking system. During this time, we accidentally left a wallet inside a phone… but nothing ever happened.

Locals feel proud of the safety, family values, and sense of community that everybody can experience here. And they are right!

Real estate verification note

If this guide moves from local research to a purchase, sale, or rental decision, verify credentials before signing. Casas en Valladolid publishes current INSEJUPY Tipo A proof through Dalila Yesenia de León Bañuelos, Folio REAI-INSEJUPY-A-00030 / A-00030. In the public registry check reviewed on June 11, 2026, the registry showed 34 registered advisors in Yucatan and Dalila was the only advisor with a Valladolid (985) phone number visible in the registry we reviewed; always confirm the current registry.
